Adam Kapner is the Founder and Principal at NYC Apartment Management Inc. and Vanderbilt NYC APT, Inc in 2013. For a decade, Adam has refined his skills by managing New York City Co-ops, Condos, Brownstones, Foreign Investors of Single Units and Developers. He has specialized in boutique brokerage sales—specifically representing buyers and sellers in the Lincoln Towers complex on Manhattan’s Upper West Side. Currently, Adam oversees a staff of ten, direct marketing initiatives for properties and manages over 350 units across 20 buildings.

John Cirella oversees daily operations, onsite staff, and large capital projects specifically for cooperative and condominium properties at Vanderbilt NYC APT, Inc.

Drawing on over 10 years of diversified real estate experience, John manages a varied portfolio and serves as the primary point of contact between superintendents, building staff, contractors, and vendors. He provides regular updates to Boards during routine Board Meetings and Annual Meetings with building ownership.

A graduate of St. John’s University’s Tobin College of Business with a focus in Real Estate Management, John has built strong relationships with contractors, building staff, and sponsor ownership across multiple properties. Through both scheduled and impromptu property inspections, he maintains close oversight of building activities to ensure smooth operations and instill confidence in ownership.

Jessica Cipollone joined Vanderbilt in 2015 as Director of Operations & Controller, overseeing the administration of all payroll, accounts receivable, and accounts payable across Vanderbilt’s portfolio.

She is also responsible for tracking reserve funds, managing working capital accounts, performing bank reconciliations, and overseeing receipts and disbursements. Jessica brings a depth of knowledge gained through years of accounting experience, serving as Vanderbilt’s in-house accountant for New York multi-dwelling apartment buildings and HOA associations.

Paul Lowenfels brings over 20 years of diversified real estate experience to Vanderbilt NYC APT, Inc. He began his career in 2003 with a major New York management firm, where he managed a varied portfolio of Class A residential buildings and commercial office properties.

At Vanderbilt, Paul oversees day-to-day maintenance and capital projects for numerous cooperative and condominium properties. He attends regular Board and Annual Meetings to report on ongoing, upcoming, and completed operations, serving as the primary liaison between Boards and building staff.

Paul regularly conducts property inspections and maintains strong working relationships with building staff, contractors, and owners across the Vanderbilt portfolio.

Mrs. Bari Meltsner is Coordinator of the Transfer Department for all Vanderbilt NYC Apt. Properties. Bari manages all leases, sales, sublets, estate transfers, refinances and overseeing alteration applications.

Bari is responsible for all resale closings including the collection of closing revenues and flip tax for the various properties represented by Vanderbilt. Additionally, she maintains the sublet status for all units in the portfolio, communicates with unit owners about sublet expiration dates, and sends renewal or new application forms to the Boards of the respective properties.

Mrs. Meltsner facilitates all interior renovations. She is responsible for ensuring that all work is completed by licensed and insured contractors, and that plans are followed.

Bari has been in the real estate industry for over 15 years and is a graduate of Boston University’s School of Hospitality Administration. She also maintains her New York State Real Estate license.

Linda Danker brings more than 15 years of diverse on-site experience in customer relations. Her ability to provide strong residential communication and manage multiple tasks across a variety of properties in our portfolio gives Vanderbilt NYC Apt, Inc. a crucial skill set that helps foster and maintain reliable relationships with our residents, boards, and vendors.

Linda is responsible for all residential billing adjustments, monthly statements, and maintenance invoices. She also oversees all receivables, ACH transactions, and lockbox receipts and provides monthly reporting to Board Members. Through our monthly management reports and online portal, Linda provides residents and Board Members with complete transparency into all open and outstanding receivables for each property.

Linda ensures that direct communication with on-site staff occurs routinely, sometimes several times each day. By maintaining strong communication with superintendents, doormen, handymen, vendors, and other relevant parties connected to each community, she serves as a critical point of contact for managing day-to-day tasks and routine operations.

Linda also specializes in NYC compliance. She facilitates and coordinates each building vendor in connection with applicable compliance requirements and compliance calendars and, when necessary, works with the appropriate violation attorney. This provides multiple layers of protection and helps ensure that nothing falls through the cracks.

With over 15 years of diverse onsite experience in real estate management, Alba brings a vital skill set to Vanderbilt NYC Apt. Inc., enabling strong residential communication and effective multitasking across a variety of properties in our portfolio. Her work fosters the development and maintenance of reliable relationships with residents, boards, and vendors.

Alba ensures routine direct communication with onsite staff, often multiple times daily. By maintaining close contact with superintendents, doormen, handymen, vendors, and other relevant parties associated with each community, she serves as a key point of contact for managing day-to-day tasks and routine operations.

Specializing in NYC compliance, Alba coordinates each building vendor with their respective compliance items and calendars. When necessary, she liaises with the appropriate violation attorneys to guarantee multiple layers of protection, ensuring that nothing falls through the cracks.

Debra Seletsky serves a critical role at Vanderbilt as Head of Accounts Payable & Vendor Relations, with the primary responsibility of handling all day-to-day accounts payable and serving as the firm’s central point of contact for vendor relations.

Debra began her career as an administrative professional for a prominent Manhattan real estate developer and brings more than 30 years of administrative experience to her role. During her career, she has finely honed her skills, including developing extensive experience with Rapid Pay, the software Vanderbilt uses to manage its payables. Rapid Pay is an online portal that provides boards with a streamlined workflow to view and approve all invoices and payables.

Whether through our monthly management reports or our online portal, Debra provides Board Members with complete transparency into every paid invoice and any outstanding payables for each property.

With her excellent organizational skills and ability to problem-solve the intricacies of property management while overseeing thousands of payments, Debra is the foundation of vendor relations at Vanderbilt NYC Apt, Inc. With her unique personal touch, she also manages daily vendor relations across Vanderbilt’s extensive portfolio.

At Vanderbilt NYC APT, Inc., Haris leverages his extensive experience to manage a diverse portfolio of properties and oversee daily maintenance operations.

He maintains direct communication with staff, superintendents, vendors, and other relevant parties for each community, and serves as the primary contact for various Boards and Ownership by conducting regular property inspections of the properties within the Portfolio.

Dzevat (Jimmy) Beharovic brings over 20 years of diverse experience in real estate management. His ability to multitask and provide personalized service across a wide range of properties equips Vanderbilt NYC Apt. Inc. with a valuable skill set that supports the development and maintenance of strong relationships with residents, boards, and vendors.

He maintains direct communication with staff, superintendents, vendors, and other key parties associated with each community, serving as the primary liaison for various Boards and Ownership achieved through the regular inspection of properties within the Portfolio.
